Pool barriers on a home you are buying

A loose panel or a lazy gate is a safety item, not a cosmetic one.

Beveridge 3753 · 4 August 2026

In short: Pools are not part of a standard pre-purchase inspection, but obvious barrier problems are recorded because they are a child safety risk.

What we look at

The barrier visually: fixing, gaps, and whether the gate closes and latches by itself.

What we found

A pool fence inadequately secured where it met the deck, and a gate slow to self-close and latch.

What we do not do

We do not certify pool barriers. In Victoria that is the job of a registered pool and spa barrier inspector.

Other outdoor items

Hot water relief valves and condensate lines discharging at the wall are recorded alongside, because they keep the ground wet.

Before settlement

Ask the vendor about the pool registration and the most recent barrier compliance certificate.

FAQ

Questions Beveridge owners ask about this

Is a pool barrier certificate required?

Victorian pools and spas must be registered and their barriers certified periodically. Ask the vendor for the paperwork.

Do you test the pool equipment?

No. Pumps, filters and heaters are outside the inspection.

Will a loose fence stop the sale?

Not usually, but it should be fixed and may be a negotiating point.

Is a spa treated the same way?

Yes, barrier rules apply to spas too.
