What sits in the roof space at a Beveridge handover
Ducts, sarking and exhausts that nobody looks at on the walk-through.
In short: The roof space is where Beveridge handovers hide their most expensive surprises: ducts that do not deliver air and sarking that lets water in.
Why we go up
A walk-through shows rooms. The heating, the exhausts and the roof underlay are all above the ceiling.
Ducts
On Beveridge handovers we have found ducts loose or disconnected from their outlets, and others crimped through tight bends that choke airflow to rooms.
Exhausts
An exhaust fan fitted with no duct to an outside vent pushes moist air into the roof, where it condenses on timbers and insulation.
Sarking
Sarking cut or torn under the roof lets wind driven rain through to the ceiling.
Getting it fixed
Each item is photographed in place so the trade knows exactly where to go.
